Freddie Mac's Primary Mortgage Market Survey, released Aug. 6, 2026, put the average 30-year fixed-rate mortgage at 6.69%, up from 6.66% the prior week but just short of the 6.70% threshold. The 15-year fixed rate averaged 6.01%, down slightly from 6.04% a week earlier.
Rates ticked higher amid a modest pickup in housing activity, according to Freddie Mac chief economist Sam Khater, even as listing prices ran below year-ago levels and for-sale inventory continued to improve from the tight supply of recent years. The 6.69% reading came within one basis point of the 6.70% mark and stood only slightly above the year-earlier rate of 6.63%.
The community vote leaned "no" at 33% "yes" across three votes, correctly anticipating that rates would fall short of 6.70%, though the actual reading came very close to the threshold.
